Choosing the Right Roof for Your Budget

If your commercial roof requires a lot of repairs or is nearing the end of its life expectancy, it may be time to consider a replacement.  At Great Lakes Roofing, we know that you want to get the most from your investment. Choosing the right roof is a necessary part of helping it hold its value. Today’s roofing systems offer a variety of benefits and can last 30 years or more when well-maintained.

EPDM Roofing Systems

Often referred to as a rubber roof, this system can offer long-term protection for a flat roof when properly maintained. Besides a long useable life, EPDM roofing systems are highly resilient and long-lasting. They can resist heavy wind, snow, hail, and other Chicagoland weather that can result in holes or leaks in other systems. EPDM roofing can also help reduce energy costs. Because of the thickness and type of material, it can deflect intense sun rays or act as a barrier to prevent heat from escaping.

Modified Bitumen Built-Up Roofs

This two-part low slope roofing system combines an asphalt-based product and polymer material that is well-suited for roofs with high traffic areas. Modified bitumen can withstand low temperatures without breaking or cracking while remaining flexible. It is also UV and fire-resistant and is available in a broad range of style options. These roofing systems typically cost slightly more than typical asphalt shingles but less than TPO.

TPO Roofing Systems

Ideal for flat or shallow angled roofs, TPO roofing systems are a sustainable alternative to rubber and polyvinyl chloride. Less expensive than PVC roofing, it offers many of the same benefits, including superior energy efficiency. TPO is puncture and mold resistant, hinders dirt accumulation, and expands well compared to other single-ply roofing systems. It is also easy to install which helps reduce overall costs.

Budget Planning

The type of facility, how long you plan to keep the building, and the amount of foot traffic are among factors that can help determine which roofing system is suitable for your needs.
